Asphalt pavement is used in a variety of applications because of its durability and cost effectiveness. Asphalt is the material of choice for parking lots, roads, and driveways because it can withstand heavier loads. Under normal circumstances, asphalt that is properly designed, constructed, and maintained, can last for decades. There are numerous conditions that effect the scope of work to be performed for a certain project. The scope of work can ranges from a resurfacing to a complete reconstruction. Factors that effect the scope of work include customer budgets, the condition of the existing blacktop, stone base, and sub-base, and the grade / drainage of the existing asphalt. If any of these factors are not addressed it could effect the integrity of the job and diminish the life expectancy.
If maintenance has been either minimal or non-existent, pavement failure is inevitable over time. Cracks eventually permit water infiltration through to the substrate causing severe sub grade deficiencies, which will require complete or selective removal & replacement.
After careful inspection, a sales engineer will inspect your pavement and determine if your pavement is a complete failure or if a portion is salvageable enough to warrant selective removal and replacement.
After excavation and removal of the pavement, Autumn Paving will inspect the sub base for pre-existing conditions. Pre-existing conditions include excess moisture, base deficiencies, insufficient sub base, or incorrectly prepared sub base which may require additional steps in the base preparation. These conditions are usually not discovered until the pavement is removed. When pre-existing conditions have been corrected, a new pavement
system is installed.
Autumn Paving goes to great lengths to ensure your business, customers, clients & tenants are minimally inconvenienced during construction. This may include performing our work in phases or having full-time traffic and safety control personnel on site. Removal and replacement is a process we know well and nobody does it quicker and to specification better than
Autumn Paving.
Asphalt resurfacing / overlays are the most common, practical, and economical way to salvage, strengthen, and extend the life of your
parking lot or driveway. Properly designed and constructed asphalt resurfacings offer the following advantages
The thickness of the overlay is typically specified as 1.5" of type 7f asphalt. It is designed to improve a lower-than- average pavement condition but will not strengthen localized areas that have deteriorated and have become weak. These localized areas have pre-existing conditions that include excess moisture, base deficiencies, or incorrectly prepared sub base and may require additional steps in preparation. The proper procedure is to remove the structurally weak areas and install stone and full depth asphalt binder (to ensure strength equal to or exceeding the surrounding areas) prior to resurfacing.
It is important to understand that due to the nature of a resurfacing it is difficult, and most often impossible, to correct for grade issues. Milling can be done to correct localized areas where the grade is high. Significant grade problems often require complete reconstruction to correct the problem.
